Developing new homes

SNG (Sovereign Network Group) is actively looking for new land opportunities across London and the South of England, either for acquisition or in partnership with developers. Our ambition is to build over 2,500 new homes a year over the next decade. 

We have a very strong track record of success, and we are a leader in the development of sustainable homes.

Network Homes website

Northwick Park

A development which will see 654 new homes built near Northwick Park Hospital in Brent. This regeneration scheme is a joint venture with Countryside, with over 50% of homes for affordable tenures.

Moonhill Rise

Work on 69 affordable homes at Moonhill Rise near Exeter is underway. They are the first built using our new range of sustainable house types and will achieve the highest Homes and Place rating.

Merrick Place

We’re delivering 575 homes at a brownfield site at Merrick Place in the London Borough of Ealing of which SNG will manage 174 apartments in a joint deal with build to Rent operator, Grainger.

Horlicks

Working with Berkeley Homes, we are transforming the former iconic Horlicks Factory in Slough. The site is being transformed into 152 affordable homes, a central square and much more.

Borders Lane

We’re building 107 affordable homes in Loughton in Essex, in our first project in partnership with Epping Forest District Council. 

Burnt Oak Broadway

We completed 100 homes at Burnt Oak Broadway, Edgware in April 2024. There are 75 homes for Shared Ownership, 19 for London Affordable Rent, and six for London Living Rent.

Princes Mead

In 2022, we acquired our second shopping centre. We bought Princes Mead in Farnborough as part of our ambition to help regenerate towns and high streets. Plans are underway to create over 350 homes.

London Road

We’re building 69 homes in London Road, Brentford in the London Borough of Hounslow. 32 homes will be for London Affordable Rent, 10 for London Living Rent and 27 for Shared Ownership. 

Carriageworks

Carriageworks offers a mix of apartments for open market sale, shared ownership and social rent, plus retail/commercial units and a public plaza which is accessed via Stokes Croft.​

Central Middlesex

We’re building 158 new homes near to Central Middlesex Hospital in Park Royal the London Borough of Brent in collaboration with the Old Oak and Park Royal Development Corporation (OPDC). 

North Abingdon

An exciting new development which will create a whole new community over the next few years, in two unique locations.

Smith's Farm

We’re delivering 220 affordable homes in Northolt, Ealing, with 110 homes for Social Rent and 110 for Shared Ownership. These are in addition to a cafe and commercial space. 

Hanham Hall, Bristol

Hanham Hall near Bristol was one of the flagship Carbon Challenge schemes. It was England’s first large-scale housing scheme to achieve the 2016 zero-carbon standard. 187 sustainable homes were built.


Dabbs Hill  

We completed 149 homes at Dabbs Hill in the London Borough of Ealing in February 2024. All homes are affordable with 128 homes for Shared Ownership and 21 for Affordable Rent.

Old Vinyl Factory

We're delivering 134 homes at The Old Vinyl Factory in Hayes, Hillingdon. The development includes 57 homes for London Affordable Rent, 58 for Shared Ownership and 19 for London Living Rent. 

Wapping Wharf, Bristol

A beautiful regeneration in Bristol. Hundreds of homes have been built by developers Umberslade and Muse Developments. Working together in this iconic location, we built homes for private rent.  

The Racecourse, Newbury

One of the biggest redevelopments at a British leisure destination, with trackside apartments to complement the setting. We've recently exchanged contracts and will add to the homes already built.

Springfield Meadows

An award-winning development of affordable, carbon zero homes in Oxfordshire. We built nine homes to Passivhaus energy standards, making them more energy efficient and affordable for customers.  

Blackberry Hill, Bristol

With the closure of the former hospital, we saw an opportunity to regenerate the site, while preserving the history and character of the area. Working with partners, we are building 104 homes.
